Technical Specifications

a.GENERAL

  • Anti-Seismic reinforced concrete substructure and superstructure frame designed in accordance to EN 1998-1: Eurocode 8.

  • Waterproofing admixture and thermal insulation of the roof floor slab.

  • Internally, the building will generally be plastered and painted with enamel, except for the ceilings which will be made of bare concrete and will be irrigated after trowelling.

  • Externally, the building will generally be plastered and covered with the "acrylic" plaster or spray or paint, except for the walls of the stairwell and the elevator and all other remaining walls which will be made of bare concrete. Part of the wall surface will be coated with High Pressure Laminate in wood shade.

  • The external window and door frames will be of the finest quality and double glazed. Aluminium frame covers will not be provided. Anodized and powder coated to the colour of preference of the Project Architect.

b.flooring

  • Building’s lobby and staircase will be featuring granite or marble.

  • Balconies will be featuring ceramic flooring.

  • Kitchens will be featuring ceramic flooring.

  • Living rooms, bedrooms and corridors will be featuring a floating parquet.

  • Restrooms & Bathrooms will be feauturing ceramic flooring.

c.carpentry

Generally the door handles will be supplied by the buyer. All or a percentage of the carpentry will be obtained from an Italian factory.

Internal Doors

  • Frames will be comprised of the finest quality of wood.

  • Varnished or painted.

External Doors

  • Frames will be comprised of the finest quality of wood.

  • Doors will be comprised of solid wood with beech bark or melamine plywood according to the Fire Department’s instructions.

  • Varnished or painted.

Additionally, instead of the doors listed above, ready-made doors from a recognized foreign factory serve as an alternative.

Bedroom cabinets

  • Bedroom cabinets will generally be comprised of beech peel tile or melamine tiles and will be varnished or painted where needed.

Kitchen Counters and Cabinets

  • The kitchen carpentry interior will be comprised of white melamine tiles and the kitchen carpentry exterior will be comprised of beech or melamine tiles and in accordance with the designs.

  • Generally, all doors will be comprised of beech peel or melamine plywood and will be varnished or painted where needed.

  • The countertop will be plastic ready.

  • Porcelain or ceramic will be placed on the walls between the benches and the cabinets. The remaining walls will undergo three coats of painting.


D. FRAMES (ALUMINUM)

  • Aluminium high-performance double-glazing balcony doors offering adequate sound insulation and thermal transmittance . Anodized and powder coated to the colour of preference of the Project Architect.

  • Aluminium high-performance-double glazing windows offering adequate sound insulation and thermal transmittance. Anodized and powder coated to the colour of preference of the Project Architect.

  • MU 3000 Thermal (Sliding) & MU2075 Thermal (Casement) or other equivalent.

E. FACILITIES

Sanitary ware

  • High quality European origin sanitary fittings.

  • Shower with mixer.

  • Washbasin with mixer.

  • Toilet.

  • Paper holder.

  • Soap case.

  • Bathroom walls will be covered with porcelain or ceramic tiles.

Sewerage

  • Drainage pipes will be made from plastic.

Plumbing

  • Complete plumbing installation.

  • For the apartments on the top floor, a pressure system and a hot water return system will be installed.

Gutters

  • Comprising of plastic pipes.

Water supply

  • The owners/buyers will comply with the terms of the Water Supply Council regarding the supply and the process of installing water meters.

Warm Water

  • Will be provided by electric water heaters with a capacity of 150 lt.

  • For the apartments on the top floor, Solar Water Heaters will be installed in the areas indicated in the drawings.

Electrical works and Telephone wiring

  • Wiring will be placed into the walls and ceiling tiles.

  • The electrical installations of each apartment will be designed to provide ample lighting and complete furniture placement.

  • In each apartment there will be a complete installation of a telephone network through external lines. Inside each apartment there will be 1 telephone point and 1 TV point.

  • For each bedroom there will be 3 sockets, in the living room 4 sockets, in the kitchen a socket for each appliance and 2 free sockets.

  • There will be intercoms in all apartments with a general panel at the entrance of the apartment building which will feature an electric lock.

  • Owners/buyers will abide by the EAC terms regarding the installation and supply process.

Provisions

  • Installation of an alarm system.

  • Camera system installation.

  • Installation of a video door entry system.

  • Installation of a surround system (4 points in the living room).

Air conditioning

  • Provisions for A/C split units throughout the apartment

  • 1 x provision for each bedroom (1/4., 3/8 with armored cable 7x1.5mm)

  • The compressors will be placed on the terraces.

  • For the top floors the compressors will be mounted on the roof.

Central Heating

  • Provision will be made for the installation of underfloor heating based on the mechanical drawings.

  • Includes the mechanical work inside the apartment, the lightweight concrete and the special mixture that will cover the underfloor heating.

  • Possibility of installing a heat pump.

Elevator

  • The building will be equipped with a lift.

  • Capacity 5 people.

F. PLASTERBOARDS

  • The ceilings of the bathrooms will be equipped with waterproof plasterboard.

  • Offer amounts for additional plasterboard installation.

G. PAINTING WORK

  • All metal constructions: 1 coat of minion and 2 coats of oil paint.

  • Living room, dining room, bedrooms, hallways and terraces: enamel in three layers.

  • Kitchen and bathroom where there are no cabinets and tiles ceramic or porcelain, as well as the ceiling: spatula and enamel in three layers.

  • Where the constructions are made of beech: varnish in three layers.

H. PARKING

  • A covered parking spot will be provided for each apartment.

  • Basement parking lot.

I. LETTERBOX

  • Wall mounted external mailbox for each apartment.

J. ENERGY EFFICIENCY CERTIFICATE

  • European Class “B” Energy Efficiency Certificate.
